$200,000 Price Reduction in Waterside Building

Last week, we posted information about a foreclosure listing in the Waterside Building, at 1401 Wewatta Street. Unit 808 was listed on September 19, 2008 at a price of $599,900.

At 1,524 square feet, with 2 bedrooms and 2 baths, the price was comparable to other similar listings and in the building. Considering the fact that this is a foreclosure listing that would need a fairly extensive renovation, we felt that the price seemed a bit high. Especially when a similar unit in the building in excellent condition was listed at a lower price.

Great news! It sounds like the sellers are listening to the market – as of today, the list price has dropped almost $200,000! The new list price is $400,000. At $262.47 per square foot, this could be a great opportunity.
